Q Have I got rights of access across other peoples land?
A You have rights of access on all of the communal roads and open spaces shown on the plan. All plots owners on the site have to give right of access to other plots owners on the same land site.
Q Can I sell the plot at any time I want?
A Absolutely.
Q Can I sell it to anyone I want?
A Yes.
Q Do I have to ask your permission before I sell it?
A No.
Q Do you make a charge or take a fee when the land is sold?
A

Absolutely not, unlike some of our competitors we DO NOT believe in adding clauses or covenants. Some other companies add these so when planning permission is granted they will be able to take a percentage of your profits, at Land International WE DO NOT operate in this manner. The land is yours and ALL profits will be yours.

Q On the site plan who owns the roads and open spaces?
A The company.
Q Does this mean I actually get more land than I thought?
A Yes, if you add them together.

Q Can Land International sell its 20 percent of the site?
A No. Land International has to keep a minimum of 20 % of the site it sells to ensure that investors' interests are protected. In the event of Land International goes into liquidation, the investors have the right to pursue the matter in court and the 20 percent of the site will have to be transferred to the management company as stakeholding. The owners of Land International are not allowed to transfer the 20 percent of the land to another party, except to the management company for stakeholding.

Large developers have been ‘stockpiling’ land into their own land banks with the knowledge that in future years as towns and city’s naturally expand planning will be granted.
This enables the shrewd private investor to emulate the fortunes that have been made by developers without tying up huge sums of money.
